These Terms of Use (“Terms”) set out the agreement between mymatespace ltd (“MatesPlace,” “we,” “us”) and you (“you,” “user”) for your use of the MatesPlace website, mobile apps and services (collectively, the “Service”). By accessing or using the Service you agree to these Terms. If you do not agree, do not use the Service.
We also process personal data under our Privacy Notice. Please read it alongside these Terms.
MatesPlace is licensed to You (End-User) by mymatespace ltd, located at Rose House, Poole Street, Cavendish, Suffolk, CO10 8BD, United Kingdom (hereinafter: Licensor), for use only under the terms of this License Agreement.
By downloading the Application from the Apple AppStore or Google Play App store, and any update thereto (as permitted by this License Agreement), You indicate that You agree to be bound by all of the terms and conditions of this License Agreement, and that You accept this License Agreement.
The parties of this License Agreement acknowledge that neither Apple nor Google are a Party to this License Agreement and are not bound by any provisions or obligations with regard to the Application, such as warranty, liability, maintenance and support thereof mymatespace ltd, not Apple, is solely responsible for the licensed Application and the content thereof.
This License Agreement may not provide for usage rules for the Application that are in conflict with the latest App Store Terms of Service or Google Play Terms of Service. mymatespace ltd acknowledges that it had the opportunity to review said terms and this License Agreement is not conflicting with them.
All rights not expressly granted to You are reserved.
MatesPlace is an online advertising and introductions platform. We help people discover rooms, properties and potential flatmates, including via friends-of-friends signals. We are not a letting agent and do not negotiate or enter into tenancy/license agreements, conduct viewings, take or hold deposits/rent, perform tenant referencing, or carry out statutory checks. Any agreement for occupation is solely between users.
We do not guarantee the identity of users, the accuracy of listings, or the safety/quality or availability of any property.
• You must be 18+ and have capacity to agree to these Terms.
• One live account per person. No impersonation or account sharing.
• Keep your login secure; you’re responsible for all activity under your credentials until you tell us of suspected compromise.
• We may decline, suspend or close accounts to keep the Service safe or where required by law. An appeals route is available via admin@matesplace.co.
When you post a listing or respond to one, you promise that:
Anti-discrimination. You must not publish criteria or content that unlawfully discriminates under the Equality Act 2010 (e.g., protected characteristics such as sex, race, disability, religion/belief, sexual orientation, age, gender reassignment, pregnancy/maternity, marriage/civil partnership), unless a lawful exception applies.
We may request evidence of your right to let and of legal compliance and may remove content or suspend accounts where we have reasonable concerns.
We may retain message content for a limited period as described in the Privacy Notice to support safety, moderation and fraud prevention.
You can upgrade to Premium for enhanced visibility and features. Unless otherwise stated, upgrades are one-off in-app purchases processed by Apple or Google under their terms.
Premium benefits apply on payment confirmation. Refunds (if available) are managed by the relevant app store. Prices are shown inclusive/exclusive of VAT as indicated and may change from time to time.
Early access rule. For the first 24 hours after a free listing goes live, detailed access may be available only to Premium users. After 24 hours, registered users can respond.
We may introduce auto-renewing subscriptions in future with clear in-app notice and controls.
You retain ownership of your text, photos, video and other content you submit (“User Content”). You grant MatesPlace a non-exclusive, worldwide, royalty-free license (with the right to sublicense to our service providers) to host, store, reproduce, adapt, publish, publicly display and distribute your User Content to operate, improve and promote the Service, including distribution on our social channels and partner feeds. We won’t sell your User Content to third parties independent of the Service.
When you remove User Content or close your account, we’ll stop displaying it within a reasonable time, except for backups, archival copies and where we must keep it for legal or safety reasons.
Prohibited content and conduct. You must not post or transmit illegal content; harassment, threats or doxxing; hate content; CSAM; scams or phishing; malware; or anything that infringes third-party rights. No scraping, bots, bulk harvesting, resale of leads, reverse engineering, or attempts to bypass safety or payment features.
Moderation and ranking. We may edit, re-categorise, de-duplicate, down-rank, refuse or remove content and suspend accounts to keep the Service safe, comply with law, or enforce these Terms. Ordering of listings may depend on factors such as recency, quality signals and Premium. You can report issues in-app or via admin@matesplace.co.
Respect others’ rights. If you believe content infringes your rights (copyright, trade mark, privacy/defamation), email admin@matesplace.co with: (i) your contact details; (ii) description/URL of the content; (iii) basis of your claim; (iv) any supporting evidence; and (v) a statement of good faith belief and authority to act. We operate a repeat-infringer policy.
The Service may change and may be unavailable from time to time (maintenance, new features, outages). For material changes to these Terms, we’ll give at least 30 days’ notice in-app or by email where possible. Your continued use after the effective date means you accept the changes.
We may suspend or terminate your account or access where you breach these Terms, create risk or harm, or we’re required to by law or platform rules. You may close your account at any time in app or by contacting support.
Sections relating to User Content licence, payments, disclaimers, liability, governing law and notices survive termination.
Nothing in these Terms excludes or limits liability for death or personal injury caused by negligence, fraud or fraudulent misrepresentation, or any liability that cannot be limited by law.
To the maximum extent permitted by law:
You agree to use the Service lawfully and to compensate us for reasonable losses we suffer due to your unlawful use or breach of these Terms (this is not a blanket indemnity against consumer users).
Licensor warrants that the Application is free of spyware, trojan horses, viruses, or any other malware at the time of your download. Licensor warrants that the Application works as described in the user documentation.
No warranty is provided for the Application that is not executable on the device, that has been unauthorizedly modified, handled inappropriately or culpably, combined or installed with inappropriate hardware or software, used with inappropriate accessories, regardless if by Yourself or by third parties, or if there are any other reasons outside of mymatespace ltd’s sphere of influence that affect the executability of the Application.
You are required to inspect the Application immediately after installing it and notify mymatespace ltd about issues discovered without delay by e-mail at admin@matesplace.co
If we confirm that the Application is defective, mymatespace ltd reserves a choice to remedy the situation either by means of solving the defect or substitute delivery.
In the event of any failure of the Application to conform to any applicable warranty, You may notify the App-Store-Operator, and your Application purchase price will be refunded to you. To the maximum extent permitted by applicable law, the App-Store-Operator will have no other warranty obligation whatsoever with respect to the App, and any other losses, claims, damages, liabilities, expenses and costs attributable to any negligence to adhere to any warranty.
Subject to these Terms, we grant you a non-transferable, non-exclusive, non-sublicensable licence to install and use the MatesPlace app on devices you own or control, as permitted by the Apple App Store or Google Play terms (including Family Sharing where applicable). You must not copy, modify, adapt, translate, reverse engineer, decompile or create derivative works from the app except as permitted by law.
Maintenance & support. We are solely responsible for app support. Apple and Google have no obligation to furnish support.
App store purchases and warranty. In-app purchases are processed by Apple/Google under their terms. If the app fails to conform to any applicable warranty, you may notify the store for a refund of the purchase price (if any). To the maximum extent permitted by law, the store has no other warranty obligations.
Third-party beneficiary. Apple (and its subsidiaries) and Google are third-party beneficiaries of this EULA and may enforce it against you.
Export/control. You represent you are not subject to US/UK sanctions prohibiting use of the app or Service.

These Terms and any non-contractual obligations are governed by the laws of England and Wales.
The courts of England and Wales have exclusive jurisdiction. If you are a consumer resident elsewhere in the UK, you may also benefit from mandatory rights and local courts as provided by law.
Entire agreement. These Terms and the Privacy Notice are the entire agreement between you and us regarding the Service.
Assignment. We may assign our rights/obligations; you may not assign without our consent.
Severability. If a term is invalid, the rest remains in force; a valid term will be substituted to reflect the original intent.
No waiver. Failure to enforce isn’t a waiver.
Notices. We may notify you in-app, by email, or by posting on our site/app.
